Should I have the door inspected when buying a house?
It answers the questions a home inspection leaves open. A general inspector confirms the door opens and closes; a door technician records the make and age of the hardware, how much life the springs and cables appear to have, whether the safety devices pass, and what to budget for. Why does my door struggle in cold weather?
Cold affects several things at once. Old lubricant thickens into a drag on every hinge and bearing. Steel contracts slightly, so a track that was snug becomes tight. Rubber seals stiffen and the bottom seal can freeze to the slab. The opener then reads all this extra resistance as an obstruction and stops or reverses. Are hinges on a wood door different?
The hinges themselves are the same numbered galvanized parts, but the fastening changes. Wood stiles take lag screws or carriage bolts with nuts and washers rather than self-drilling metal screws, and the timber's condition matters as much as the hinge. Can a low-headroom or high-lift layout be fitted to my existing door?
Often, yes, and it is a track job with a spring job attached. Why do cables rust faster than the rest of the door hardware?

The motor hums but the door stays put. What is usually wrong?
A hum with no movement means the motor is receiving power but something is stopping it turning, or stopping its turn from reaching the door. What should I check before calling?

Should the belt be lubricated?
No. The belt is meant to run clean and dry; oils and sprays soften the rubber and gather grit in the teeth, which wears the sprocket. Will a new opener make the door quieter?
A belt or direct drive with a soft-start DC motor removes most of the operator's own noise, and a level, well-tensioned rail removes the rattle. Is a carriage-house door the same as a pair of swing-out doors?
